A sale deed registration is a legal process in which the transfer of property ownership from the seller to the buyer is recorded in government records. Process of Sale Deed Registration

80G Registration allows donors to receive tax deductions on donations made to an NGO. With this certification, donors can claim tax deductions of 50% of their donation amount, incentivizing charitable giving by reducing taxable income. The primary objective is to encourage donations towards charitable causes, benefiting both the NGO and donors.

1. Preparation of Sale Deed:

  • A sale deed is a written document that outlines the terms of the sale, including details like the buyer and seller's names, the property's description, sale price, payment terms, and conditions.
  • It must be signed by both parties (the seller and the buyer) and typically requires two witnesses.

2. Stamp Duty Payment:

  • Before registering the sale deed, stamp duty must be paid on the sale price or the market value of the property, whichever is higher. The stamp duty rate varies depending on the state in which the property is located.
  • The stamp duty can be paid online or in person at the respective government office.

3. Submission to the Sub-Registrar's Office:

  • Once the sale deed is drafted and stamp duty is paid, the document is submitted to the local Sub-Registrar's office. The Sub-Registrar is a government official responsible for registering property transactions.
  • Both the buyer and the seller, along with witnesses, need to be present at the Sub-Registrar's office for registration.

4. Verification and Registration:

  • The Sub-Registrar verifies the sale deed and ensures that it complies with all legal requirements, including correct payment of stamp duty and proper execution of the document.
  • The Sub-Registrar may also verify the identity of the parties involved and the authenticity of the documents presented.
  • Once everything is in order, the sale deed is registered, and the buyer receives a copy of the registered sale deed.

5. Receiving the Registered Sale Deed:

  • After the registration, the sale deed becomes a public document. The buyer gets an official copy of the registered sale deed.
  • The property ownership is now officially transferred to the buyer, and the buyer's name is reflected in the official records.
